In the older neighbourhoods of Montgomery and Prince George’s County — Takoma Park, Chevy Chase, the pre-war sections of Silver Spring and Bethesda — tree roots are the leading cause of sewer line failure. Not age on its own, not what people flush. Roots.
The reason is a timing mismatch. These neighbourhoods have a mature hardwood canopy that is often older than the plumbing beneath it, planted along streets where clay laterals with mortar joints were the standard. Those two facts together are the whole problem.
How roots actually get into a sealed pipe
A common misconception is that roots crush pipes and force their way in. That is not usually what happens. Roots are opportunists, not battering rams.
A sewer line carries warm, nutrient-rich water. Where a joint has shifted even slightly — and after decades of ground movement, freeze-thaw cycling and settlement, most old clay joints have — a trace of moisture vapour escapes into the surrounding soil. To a root system, that is a signal. Roots grow toward it, and a root hair thin enough to pass through a gap you could barely see is all it takes.
Once inside, conditions are ideal: constant water, constant nutrients, no competition. The root thickens rapidly, and as it does it can widen the very gap it entered through, admitting more roots behind it.
Why a root mass causes a backup
The root itself rarely blocks the pipe. What blocks the pipe is everything the root catches. A root mass in a sewer line behaves like a net across the flow — paper, grease and solids snag on it and accumulate until what began as a partial restriction becomes a dam.
This is why root backups feel sudden. The intrusion built for years; the blockage completed in a week.
Why cutting them is a treatment, not a cure
Mechanical rooter service cuts the root mass out and restores flow, usually the same day. It is the correct immediate response and we do a great deal of it.
But cutting removes what grew through the opening. It does not close the opening. The joint is still separated, still leaking the same signal into the soil, still adjacent to the same tree. Regrowth typically returns within twelve to twenty-four months depending on species and how open the joint is.
What actually ends it
Roots enter through joints and cracks. Remove the joints and cracks, and there is no entry point left.
That is precisely what trenchless CIPP lining does. A resin liner cures inside the existing pipe to form a continuous, jointless pipe. There is no separated joint for moisture to escape from, no gap for a root hair to find, and nothing for regrowth to exploit. It is not a root treatment — it removes the mechanism entirely.
And the tree stays
This matters more than anything else to most of the homeowners we talk to in these neighbourhoods, and it is worth stating plainly: lining is done from inside the pipe, through existing access points. There is no excavation through the root zone. The tree is not touched.
In Takoma Park and Chevy Chase especially, the tree is frequently older than the sewer line, worth more than the repair, and not something anyone is willing to trade. They do not have to.
What about chemical root treatments?
Foaming root killers have a legitimate but limited role. They can slow regrowth as maintenance between cuttings, and for a homeowner who is not ready to line the pipe they are better than nothing.
What they cannot do is remove an established root mass, and they do nothing whatsoever about the open joint. Anyone selling them as a solution rather than a delay tactic is overselling.
Working out where you stand
- Get the line cleared if it is currently blocked — flow first.
- Camera the line to find the actual entry point and see how many joints are involved.
- Compare honestly: the cost of cutting every 12–24 months indefinitely, against lining once.
- Factor in the risk. Every year a root mass is left to widen a joint, the pipe’s condition gets worse, and the cheaper repair options narrow.
